Is black mold actually dangerous in San Diego?

What the color tells you

Black mold is not a species name. Several molds turn dark, including some that are common and some that are not, and color alone does not tell a homeowner in Kensington or Talmadge which one is on the wall. Identifying the genus requires lab sampling most houses do not need, because the guidance for visible growth is the same regardless of what it turns out to be: find the moisture, remove the material, dry the area.

The word carries weight online that the science does not fully back. A dark stain on drywall near a Clairemont bathroom fan or a Linda Vista window sill is worth treating seriously, but seriousness means fixing the water source, not panicking about a specific species. Treat any indoor mold growth as a problem to solve, whether it reads gray, green or black.

What is actually established

Black is a description, not an identification. Several genera turn dark on drywall paper, grout, or window sills, and none of them can be named correctly on sight. What matters for a San Diego home near Chollas Creek or in an older Clairemont bathroom is not the shade but whether the material stayed wet long enough to grow it, and whether that moisture source is still active behind the wall.

No credible source claims mold causes a specific disease, and no one should promise a health outcome from remediation. What is established is narrower and more useful: dampness and mold in a home are associated with respiratory symptoms, the association is stronger for sensitized people, and the practical response is the same no matter how alarming the claim sounds. Dry the material, remove what cannot be cleaned, stop the water.

Why no test can call it safe

Recognized effects of indoor mold are respiratory and allergic: worsened asthma, hay fever type symptoms, and irritation of eyes, nose, or throat, with people already sensitized affected more. No safe exposure level for indoor mold has been published by any federal or state agency, and the California Department of Public Health's own guidance on dampness and mold says as much directly.

That absence matters practically. Without a published limit, an air sample from a Bankers Hill condo or a North Park bungalow has nothing to be measured against, so a lab report cannot certify that the air is safe. It can describe what was found. It cannot clear a room the way a lead or radon reading can, and no inspector in San Diego can honestly promise otherwise.
